PURCHASING PROCEDURE |
| Introduction |
Fred Fowler Ltd. is a bridport based family business, drawing from over three generations and 60 years of established local experience in the construction industry. We endeavour to give total commitment in providing our house purchasers with the highest possible standards of service.
We believe in adopting an efficient, clear cut selling procedure which eliminates any unnecessary time wastage. This in turn provides the purchaser with a better service and less delay in moving into their new home. |

| Reservation & Exchange |
| If you wish to proceed with the purchase of a property, then we implement the following procedure: |

| Reservation |
- Choose your property;
- Choose your options and extras (subject to the stage of completion);
- Complete a reservation agreement;
- Pay your £1250 non refundable reservation deposit (deductible from final purchase payment).

| Reservation to Exchange |
| |
| 2 days after reservation |
- Appoint your legal advisor and provide details to ourselves;
- A date of exchange, and a provisional completion date is agreed; (usually 28 days)
- Our solicitors will send your legal advisors our “sales pack” containing relevant information for exchanging contracts;
- If you have a house to sell you should inform your legal advisor as they will have to apply for title deeds which can take up to three weeks to obtain.

| 7 days after reservation |
- Apply for a mortgage (if applicable) and send ourselves details of your mortgage application;
- You may want to chase up any referees that are required for your mortgage application.

| 21 days after reservation |
- Confirm your mortgage offer;
- Check the mortgage offer sign it and return it to your lender;
- Confirm with your legal advisor and ourselves that your mortgage offer has been received and you have accepted the offer;
- Contact your legal advisor to discuss the contract.

| You will need to agree how to: |
- Pay the deposit when you exchange;
- Sign the contract ready to exchange;
- Pay the balance of the purchase cost on completion.

| 28 days after reservation |
- Your legal adviser exchanges contracts with our solicitor and pays your 10% deposit into our solicitor’s account until completion.
- We must insist that the contract exchange date is adhered to. Any delay will result in cancellation and withdrawal of contracts, so it is important that your acting solicitor and finance source understand this point.

| Choices |
Upon initial agreement with Fred Fowler Ltd. on the purchase of a house, our sales negotiator dealing with you will provide full details of available choices. Subject to stage of construction, there are choices for kitchen units styles and wall tiles, with a wide range of extras available to choose from.
Once contracts have been exchanged, your choices will be processed, so it is important that an early exchange of contracts is made to avoid any delay in the handover date.
We are unable to provide the purchaser with any choice on internal layout of room designs or alterations. |

| Completion & Moving In |
At the point of exchange we will inform you of our anticipated completion date, which may vary slightly due to unknown factors. Four weeks prior to completion we will inform you of a firm date to enable you to arrange matters.
Due to reasons of safety, we are unable to allow any unaccompanied visits on site. If you require to see your house during the construction period to measure for items such as curtains or carpets then we must insist that all visits are arranged and agreed via our main office.
Shortly before you take possession, we will contact you to make arrangements for carrying out an inspection of the property with us to ensure that everything is in order and to your satisfaction.
Once our solicitors receive full payment for the Property we will issue you with your keys.
All properties are insured until the date of completion. |

| After Sales Care |
When you have moved into your new home, we ask that you spend some time reading through your NHBC Build mark document and our house manual.
If one or two remedial problems come to your notice during this initial period, you can write to us at our office. Any rectification work will then be carried out in line with NHBC procedures. If there are any electrical or plumbing problems of an urgent nature, then please contact Fred Fowler Ltd. immediately or if unavailable, our plumbing or electrical contractor listed at the back of the house manual provided.
Other non-urgent remedial items must be given in writing in order that our office has a written record of the problem. If valid under NHBC Build mark, any problems can be programmed in, and arrangements made for the items to be dealt with. Due to the likely event of other houses being constructed during this period, there may be a slight delay in rectifying any minor matters. These would be attended to as soon as practically possible. |
